It was used for most of the 20th century in many parts of the world, including the UK, to construct residential and commercial buildings. Asbestos is an inert, fibrous material, meaning it does not react with its surroundings. It is water resistant as well as flame resistant, which is why it was so regularly used in construction, including in asbestos cement and reinforced asbestos water tanks, pipes and flues.

Asbestos water tank removal
Asbestos water tanks in the loft are common in older buildings. They are likely to have been constructed with asbestos if they were in houses built before 2000. If any fibres from the water tank are disturbed, they can be released into the air.
The water tanks are usually constructed with cement, and the cement used most likely contains asbestos. Asbestos water tanks typically have around 5 to 10 percent asbestos content. As the tanks are normally stored in the loft of a home, they are not at much risk of being disturbed day to day, but if you are still drawing water from an asbestos water tank, or you are planning a loft conversion, boiler replacement or any work nearby, you should have it removed.
We remove the tank whole wherever possible. In many lofts there is enough space to carry the tank out through the hatch in one piece. Where the tank is too large for the opening, we set up full containment in the loft, carefully section the tank, and bag each piece separately. The loft is then decontaminated and inspected before we leave.

Asbestos pipe removal
City lines that were constructed from the early 1930s through to the 1970s frequently used asbestos cement pipes as their primary water and sewage systems. At the time, these pipes were thought to be durable and corrosion proof, but since then they have begun to degrade. As they break down they can release asbestos fibres into the water supply.
In some cases, the asbestos fibres form clumps large enough to block plumbing systems and contaminate appliances such as washing machines. The pipes themselves are not a major issue for homeowners while they are left alone, but they become a serious risk for anyone working on them. Cutting, drilling or removing asbestos pipework releases fibres into the air immediately.
We remove asbestos cement pipes, lagged pipework and pipe insulation under sealed conditions, using specialist extraction equipment so that no fibres migrate to the rest of the property.

Asbestos flue removal
Flues generally contain white asbestos, which was commonly used in the 1970s. White asbestos is one of the lower risk asbestos types but it is still dangerous and is treated as a regulated material.
If a flue is damaged or cracked it should be removed promptly to prevent asbestos fibres being released into the air. Flue pipes from old boilers and fireplaces often run vertically through the house, hidden behind plasterboard or boxing, and are typically uncovered when a boiler or fireplace is being replaced.

When to test and when to remove
Not every old tank or pipe covering contains asbestos. If you are unsure, we take a small sample and send it for laboratory analysis. Results come back within two to three working days. Testing costs a fraction of removal and tells you exactly what you are dealing with.
If the material does contain asbestos and you are not planning any building work that would disturb it, you may be able to leave it in place and manage it. We can advise on whether removal is necessary now or whether it can wait. We do not push for removal work that is not needed.
