Half the calls we get are from homeowners who have found something suspicious and want to know if it is asbestos. A textured ceiling, old floor tiles, a water tank in the loft, pipe lagging in the basement. They do not necessarily need removal. They need a straight answer.
We take a small sample of the material, send it to a UKAS-accredited laboratory, and get a result back within two to three working days. The sample is taken carefully to avoid disturbing the surrounding material. If the result comes back negative, you are free to proceed with your renovation. If it is positive, we explain your options: remove it now, manage it in place, or plan removal into your project timeline.
Sampling is the cheapest thing we do and often the most valuable. It prevents unnecessary removal work and protects you from unknowingly disturbing asbestos during building projects.

Three types of asbestos survey
There are three survey types defined by HSE guidance. Which one you need depends on what you are planning to do with the property.
A management survey is the standard survey for buildings that are in use and will remain occupied. It identifies asbestos-containing materials, assesses their condition, and produces a register. This is what landlords, property managers, and homeowners need for ongoing building management.
A refurbishment survey is required before any renovation or refurbishment work. It is more intrusive than a management survey because the surveyor needs to check behind walls, above ceilings, and under floors in the areas where work will take place. If you are having a new kitchen fitted, converting a loft, or stripping out a bathroom, this is the survey you need.
A demolition survey covers the entire building and is required before full or partial demolition. Every element is inspected and all asbestos is identified and mapped. This survey produces the removal specification that contractors work from.

What you receive after a survey
Every survey produces a written report. The report identifies each material that was tested or assessed, records its location, notes its condition, and states whether it contains asbestos. If asbestos is found, the report includes a risk rating and recommendations.
For management surveys, you receive an asbestos register that you can use to manage the materials going forward. For refurbishment and demolition surveys, the report includes detailed locations and specifications that your builder or demolition contractor needs before work begins.
